Virtusa – The Oval, Venkat Narayana Road is a commercial office development completed in 2002, executed with a focus on structural efficiency, service integration, and long-term functionality within a dense urban setting. The building comprises a basement and nine upper floors, with a total built-up area of approximately 90,000 sq. ft., designed to support evolving office requirements over time.
From a planning standpoint, the project was developed with efficient floor plates and a clear structural grid, enabling flexible workspace configurations across all levels. The positioning of vertical circulation cores and service shafts was optimized to maximize usable office space while maintaining operational efficiency.
The construction approach emphasized durability, adherence to prevailing commercial building standards of the time, and robust integration of MEP systems. The basement level accommodates parking and essential services, while the superstructure supports both single-tenant and multi-tenant occupancy with adaptable infrastructure.
Situated on Venkat Narayana Road in T. Nagar, the project addressed the challenges of a high-density commercial zone through efficient land use and accessible design. Despite being constructed in 2002, the building reflects a forward-looking approach in planning and execution, ensuring continued relevance and functionality as a commercial asset.
